Pre- Owned house in Australia

 

Many Japanese who are looking to live in Australia can find it quite confusing to understand the terminology used to describe the style of house especially in the large cities of Sydney, Melbourne and Brisbane.

 

Australia is a relatively new country, unlike Japan or Europe. There is of course the Aboriginal culture that is rich in history, however, for majority of Australians, old is rare. As a foreigner, I feel there is a culture in Australia that admires and values what is historical. The same is said about houses.

 

Federation style, Art Deco, stained glass windows and doors, decorative ceilings, parquetry floors or stately fireplaces – such details are sure to be mentioned in your property advertisements as your selling features. This may be a surprise to us Japanese as “built in 1914” sounds more like a warning rather than a merit. In Australia, these houses does not necessarily mean “pre-owned” but rather “vintage”. In many houses fireplaces don’t function anymore but they are still there, rather preciously kept, taking up a huge space in your living room as a focal point.

 

Those “vintage” houses also tend to be in a good location, which is another reason, why they are popular. Compared to modern high-rises in newly developed areas, those houses might be located where transport or cities are close by. They may even claim a spot with best views.   “Vintage” is not only limited to low-rise buildings, but there are also well kept old apartments that fit the description, that are highly sort after. An antique green felt notice board in the entrance, Dark shiny wooden spiral stairs making a gentle curb, reaching to the floor above. You could almost see an old man with a tall hat opening the door for you.

 

Perception of “pre-owned” houses in Japan has softened slightly in the recent years and it is not as undesirable as was in the past, however, the tendency of wanting newly built houses is still very strong. Having lived in Sydney for a while and working as a Relocation Agent, I find this disregard for pre owned houses of Japanese rather sad. I do hope that we treat our old traditional houses with more respect and see them desirable to live as home. In any case, we know Sydney’s love affair of vintage houses does not seem to fade away anytime soon.

若造には負けない!中古物件の魅力。

 

オーストラリアに移住しようと考える日本人にとって、家探しは至難の技だ。特に、シドニー、メルボルン、ブリスベンなど都市部では、数多くの物件から良し悪しを判断しなくてはならない。では、この国ではどんな物件が人気があるのだろうか。

 

日本やヨーロッパと違い、オーストラリアは比較的新しい国だ。もちろんアボリジニの永い歴史があるが、大半のオーストラリア人にしてみれば、希少だからこそ歴史あるものに憧れ、尊重する、そんな文化があるように感じる。それは家など建物でも同じだ。

 

フェデレーションやアールデコ調のスタイル、窓やドアを飾るステンドグラス、立体的に装飾された天井(デコラティブ・シーリング)、寄木細工の模様のフローリング(パーケットリー)、重厚な造りの暖炉、そんなディテールは物件のセールスポイントとして必ず広告に記載される。日本では築100年なんて警告には聞こえても、利点とは言い難いのが現状だが、シドニーでは古い家は「中古」ではなく「ビンテージ」なのだ。暖炉においてはもう機能しないものも多い。それでも、それをつぶしてスペースの有効利用などせずに、むしろリビングで一番の存在感を誇るインテリアとして大切にキープされる。

 

そんな個性的なフィーチャーが「ビンテージ物件」の強みであり、似た物件がいくつも存在しないからこそ価値がある。近年造られた高層マンション物件は、同じようなものが市場に大量に存在するため、売却時の競争力に欠ける。ユニークな「ビンテージ物件」はそんな点からも価値がある。

 

古い家は立地に優れているところが多い点でも人気だ。新興住宅地にそびえるモダンな高層マンションに比べると、昔からいい場所を陣取っているだけに、交通に便利だったり、街に近かったり、絶景スポットにあったりする。

「ビンテージ物件」の人気は、平屋だけに当てはまることではなく、マンションに関しても、メンテの行き届いた趣のある古い建物はやはり人気がある。入り口には年季の入った緑のフェルトが貼られた告知板、ロビーには黒光りした木目の階段が緩やかな円を描いて上階に続く。思わずシルクハットを被ったドアマンが出てきそうなノスタルジックな雰囲気だ。

 

日本で中古物件への見解が変わってきているとはいえ、やはりまだ新築に憧れる傾向が強い。シドニーでリロケーションエージェントとして不動産業に携わる日本人としては、中古物件を尊重するオーストラリアの価値観を羨ましく感じずにはいられない。日本でも日本人の間で建物の歴史や文化がより尊重され、プレハブの味気ない新築より、古民家や畳が憧れの眼差しで見られる時が来るといいのだが。ともあれ、シドニーの「ビンテージ物件」人気は今後も永いこと続きそうだ。
