I was never a girl guide although I did learn the saying “be prepared” at a very early age and have incorporated this saying into my thinking and into my practice as a Real Estate Agent.

Preparing your property for sale can be complex and can be extremely stressful. Part of our job as a Selling Agent should be to streamline that process which should reduce your stress levels.

Our 13 top tips:
• First thing is to attend any maintenance issues. Take a critical eye to the external and internal condition of the property. Fix the leaking tap, repair the broken fly screen, window pane etc. Any minor problems repair and any major problems assess the costs.
• If there is a major cost then consider getting a quote. Then at least the potential buyer has some idea as to costs
• Obtain a pest report. Nothing more negative that a dismal pest report.
• Consider getting a building report. This is very helpful for any potential buyer and also alerts the owner to any problems that could occur during a purchaser’s pest and building inspection
• Confirm where the title of the property is currently being held.
• Check to see if there is a survey
• In some areas a geo- technical report is also valuable tool
• Arrange for a floor plan (speak to your agent)
• Contact your solicitor/ conveyance, a contract for sale is required before your Agent can start showing the property
• Start to de-clutter. Need help? There are plenty of specialist companies
• Any renovations? Check to make sure you have council approval and evidence/copies of approved plans and construction and occupations certificates
• Attend local open house inspections. A great way to see what the competition is doing and another great to assess a potential Real Estate Agent
• Property Styling: A common practice with many agencies. We have always encouraged that if you wish to style your home for sale, consider styling your property with your own furniture and “props”. We have experienced that this gives a personal and welcoming feel to property making it a “home” not a house. We do have our own in house stylist as part of our business service and often find that we only need to add a few finishing touches.
