Real Estate Language

Have you ever looked for a rental property in Sydney through newspaper advertisements or local magazines and found words or abbreviations puzzling? Indeed, real estate language can be quite confusing for foreigners. As a relocation agent, we know how hard it must be for our non-English speaking clients.

Without abbreviations;

 

First floor in security building on a quiet cal-de-sac. Newly renovated 3 bedroom unit. Fully furnished, carpet through out. Main bedroom has a built-in wordrobe and water views. Modern kitchen. Close to all amenities. Off street parking available. References required. $750 per week. Inspect Saturday from 10-11am

 

And there are a few things you might want to note;

 

  • 1st floor

Australian English is based on British English so 1st floor does not mean you are the very bottom of the building. If you are from a country like Japan where you hear more American English, you might want to take note of such differences. Same thing with “lifts” and “elevators”. Remember we call them “lifts” here.

 

  • Security Building

This means that the front door is locked. People who live in the building has to unlock the door and let visitors in. So you can assume that the property is more likely to be a unit in an apartment block, not a stand-alone house.

 

  • Cul-de-sac

No through road. You will often see this word in advertisements as this is a selling feature. It means that there is a limited traffic on this street so it is quiet and private. Talking of selling features, you may also regularly come across with the words “north facing”.   This may seem a little strange for a second if you are from Northern Hemisphere, but don’t be alarmed, this is quite positive in Sydney.

 

  • BIR

Built-in robe.   There is also WIR; Walk-in robe which is a small room, rather than just shelves.

 

  • Off Street Parking

You will find a few abbreviations concerning where you keep your car. Garage (gge, grge), u/c (under cover), LUG (Lock Up Garage), dbl (double).

br = bedroom

u/c = under cover

o/s pkg = off-street parking

LUG = Lock Up Garage

BIR = Built-in Robe

WIR = Walk-in Robe

f/furn = fully furnished

mod = modern

ldry = laundry

reno = renovated

cls amen = close to amenities

trans = transport

neg = negotiable

ono = or nearest offer

prv = private

vws = views

c-d-s = cul-de-sac

外国人には分かりにくい賃貸物件広告

 

新聞や地元のクラシファイドで賃貸物件を見つけたことがある人はご存知の通り、シドニーの不動産は独特の言葉や略語で表現され、慣れない人にはなかなか分かりにくいもの。こんな広告を見て、暗号みたい!と思った人も少なくないはず。

これを訳してみると…

 

閑静な袋小路にあるセキュリティビルの二階、新しく改築された3ベッドルーム、全ての家具付き、全室カーペット、メインベッドルームには造り付けワードローブあり、海の景色が望める。モダンなキッチン、便利な立地(店、交通、学校などに近い)、路上駐車可、要推薦状。週$750、内見は土曜日10時〜11時。

 

次に、注意したい点やそれぞれの言葉が実際には何を意味するのか解読すると…

 

  • First Floor

オーストラリアの英語はアメリカと違い、基本が英国英語なので、first floor は日本でいうマンションの2階にあたる。ちなみに一階は ground floor だ。また、アメリカ英語であるエレベーターのことは、こちらでは lift と呼ぶ。

 

  • Security Building

入口にブザーなどがあり、住人が解錠しないと入れない。これでこの物件が一軒家ではなく、マンションの一室であることが分かる。

 

  • Cul-de-sac

袋小路は、無関係な人や車の通り抜けが少ないので、静かで理想的な環境であることから物件の売り言葉としてよく使われる。余談で、日本を含む北半球では 「南向き」が好条件でも、南半球に位置するシドニーでは North Facing (北向き)がよしとされます。

 

  • Fully Furnished

全て家具付き、に対して、partly furnished (一部家具あり)もあり得るので要注意。自分で家具をすでに持っている場合は、unfurnished(家具なし)を探す。

 

  • BIR

造り付けワードローブ以外に、WIR=Walk-in robe もある。ウォークインというだけに、棚というより小部屋と呼べる大きさのもの。

 

  • Off Street Parking

駐車スペースに関しては、かなり色々な表記がある。 ガレージは、gge または grge (garage)、u/c (under cover) なら屋根が付いているカーポートやガレージ、LUG (Lock Up Garage) なら鍵がかかるスペースなので、セキュリティが高いだけでなく、物置としても使える。さらに、dbl であればダブル、つまり車が二台入る大きいもの。
