BUYERS AGENCY - Heading Up to the Central Coast

With the all encompassing realization that the Sydney Real Estate market is getting beyond the grasp of many first home buyers one needs to look to areas further a field but where to go?

 

Last week we closed on a sale at Point Clare on the Central Coast just north of Sydney.

 

As a Buyers Agent we were engaged to identify areas that were accessible by train to allow our client who worked long hours in the heart of the Sydney CBD to purchase a property that was within a realistic train ride and one with a entry level price.

 

Our client had no family support or partner and required us to help him through the buying process, select the properties that suited his needs which included: walking distance to a train station (as he does not drive or own a car) as well as finding a suitable property for his beloved dog and cat.

 

We became to sounding board, the ideas person, the strategy person and the thinker, and the “outside the square assistant”.

 

Buying Real Estate in New South Wales can be very complex and very overwhelming. We often get the question where to start?

 

We discovered Point Clare was a charming coastal village with its own railway station, a growing sophisticated village with a great primary school and sweet shopping centre and still held a “sea change” “tree change” feel and friendly locals.

 

Lots of parks, greenery, bush, water views and a wonderful bike and awalking track the meanders around the coastal frontage to Gosford. ( Which is the epicenter and city hub of the Central Coast). Perfect for my owner and his dog. The beach is not far down the road.

 

Then train station is the second stop on the Central Coast express and the time on the train is about 1 hour 20minutes which is way better than sitting the Sydney Traffic snarl.

 

Not only does it have a rail station but it is the closest village after the expressway which was around a 35 minute drive from Wahroonga on the North Shore of Sydney. The growing development areas of the North West of Sydney and the new rail connection is also within easy reach from Point Clare which we believe offers some great long term employment opportunities.

 

The properties we inspected were varied and being in the entry level most required some sort of work. However we were able to find a suitable place that does require some minor work and a bit of landscaping but nothing too ambitious.

 

As we have a In – House Project Manager in our b Buying Agency Team we are able to provide our owner with some clarity and costings and we now have moved into the next stage of the Buyers Agency Service where we will co-ordinate and project manage the renovations. We are thrilled for our client. It has been such fun and extremely satisfying to be able top located and find a suitable property that we hope will bring many years of enjoyment.

 

I believe it is exciting times for Point Clare and one we mark as a suburb “to watch”.
