Winter can be the best time to buy!

As the weather starts to turn cooler and our thoughts start to change from the beach lifestyle to winter activities the property market has often appeared to be part of a slow down. This ”slow down” in the perception of the real estate market is a perfect time to buy.

If you are buyer and you want to snap up the property bargain then Winter is your time!

Winter can have some fabulous opportunities to secure that home you have been looking for as the majority of buyers have other commitments and tend to go into what I call “slow motion thinking” with the concept of hibernating from the real estate market and waiting until spring.

I say don’t wait till Spring to buy, there are too many opportunities.

Why? Well there are a number of issues around this.

• Most families have winter sport commitments from the local footy club, soccer and netball commitments. The statistics show that more families enroll their children into winter sports than in summer sports clubs and summer activities.
• Winter sports can have parents and families traveling miles in all directions to get to their little athletes to the game on time.
• Saturday morning traffic can be busier than the commuter traffic during the working week.
• Winter also has 3 major school holiday that surround the winter season – Easter and Anzac Day, end of term holidays, Mid Winter holidays and the Spring break. Most of these breaks last for at least 2 weeks. Many families take time away from home during the winter months.
• Winter is cold and flu season and this also adds to the slow down in buyer numbers.
• Higher education and universities are in full swing of learning mode and the the number of study deadlines are at their highest during the winter months.
• End of financial can also have an impact on buyer confidence and buyer activities.
• There is also the perception that owners are reluctant to place their properties on the market during the winter time and hence a number of house hunters park their house buying plans until the warmer months.

But this can be good news for buyers.
Less competition from other buyers.
Usually the buyers looking in winter have seen a large number of properties for sale and are quite well educated in the market place and market values.

If a property has been on the market for some weeks and not sold during the summer and autumn months we often see a lot of price changes and price reductions during the colder months and this is the perfect time to buy. Owners whilst their properties in winter want to sell and they will be motivated. Like the saying goes “nothing like a motivated seller to help a bargain along the way.”
