Pittwater Palms is a strata-titled site. The Owners Corporation SP3019 owns the land on which the site is located. Residents of Pittwater Palms hold the title to their individual units and apartments. The Aveo Group operates the site.

Purchase

It is strongly recommended that you do consult a solicitor. It would also make good sense to speak to your accountant about your plans.

The purchase of a property at Pittwater Palms will be subject to Stamp Duty.

Ongoing Costs and Upfront Costs

On exchange of contracts you are required to pay a deposit equal to 10 percent of the purchase price to secure your new home. This is held in trust. The balance of the agreed purchase price is payable on settlement.

When you take up residence in your new home, recurrent charges and strata levies are payable. These fees are used to meet the cost of operating the site and community facilities; management, maintenance and insurance of common property; and expenses of a capital nature, such as painting buildings or replacing fixtures or fittings. Recurrent charges and strata levies are individually calculated.

What is the Deferred Management Fee?

Residential lifestyle communities, such as Pittwater Palms are different from ordinary real estate in that they provide a wide range of facilities for residents.

The “Deferred Management Fee” allows Pittwater Palms to provide these facilities such as community centres and swimming pool without charging for them until the end of the residents’ term. Can homes be purchased as an investment?

The Pittwater Palms financial package is structured to work effectively for owner-occupiers, not investors.

Can you use external real estate agents in the resale process?

Yes you are free to appoint an agent of your choice.

Serviced / Assisted Living Apartments

Pittwater Palms serviced apartments include al meals, domestic duties and heavy laundry making them ideal for independent seniors who are looking for additional support.

Do I need an ACAT assessment prior to purchasing a Serviced Apartment?

No. An assessment is only required for people entering an Aged Care Facility, which Pittwater Palms is not.

Does Pittwater Palms have respite facilities?

Yes they do.

What additional services do Pittwater Palms offer?

Qualified staff can arrange whatever you need, from health and medication management to meals and laundry, maintenance and domestic duties. Care packages are tailored to suit individual needs on a flexible user-pays basis.

Can we make alterations to our home?

You are free to decorate the interior of your home to suit your taste. However if major renovations are required such as replacement of kitchens and or bathrooms you should contact the village administrator who will advise you of the Owners Corporation requirements. This would also apply to the installation of air conditioners.

Gardening

The gardens at Pittwater Palms are professionally maintained. You are most welcome to join the garden committee.

Where can visitors park?

Visitors can park in the allocated visitor parking located throughout the site.

How is rubbish collected?

Bins are provided in designated areas. Maintenance staff collects these weekly for further collection by the council waste disposal services. Bins are conveniently located in laundry areas for Serviced Apartment residents and cleared by staff.

Where is the Mail delivered?

Units have their own mailboxes and Australia Post delivers mail just as in any suburb. Mail for Serviced Apartment residents is delivered to the Nurse Manager / Administrator and distributed into internal mailboxes.

Are pets allowed

1. The Strata ACT allows pets if they are a companion pet.
2. The Strata Act allows pets as long as they have been approved by the Strata Committee and the Strata Committee cannot reject a pet application without grounds.

Can family and friends use facilities like the swimming pool?

Yes, if accompanied by a resident. A competent adult must supervise children using the pool at all times.

Can family and friends stay with me at Pittwater Palms?

Yes, of course – Pittwater Palms is your home.
