Apartment Statistics for Avalon Beach

 

As an experienced Real Estate Agent on the Northern Beaches of Sydney I love statistics. Why? The stats give you plenty of identification on what is happening in the market place. It also maps the history and current Market activity and prepares us for the possible future.

History is important and if we can hinge the history of events, especially in Real Estate, then we are better equipped to be able to help our buyers and sellers make an informed decision.

My goal is to guide buyers through the maze of buying property, including houses and units, and today’s blog is about the apartment /unit sales statistics to give you an idea of what is happening.

In 2017 the number of units that were sold in the post-code of 2107 which includes the Suburbs of: Avalon Beach, Bilgola Plateau, Clareville and Whale Beach was 146 and prices ranged form $85,000 to $1,721K. In 2018 the number of unit sales was 142 and prices ranged from $110,000 to $1,850K.

This year in 2019 there have been 58 units sold with a price range of $125,000 to $1.721K

It is interesting to note that there have only been 58 sales in the last 8 months so it will be of interest to follow the market and compare.

I suspect that the number of sales will be down but the prices may be higher. Why? It is about the demand and supply. There are more people wanting to buy units than there are units for sale. When the market has low supply this historically has led to increased prices.

To foretell what will happen to Real Estate and the prices that we may think could be achieved, is reliant on 2 things:

  1. Buyer confidence
  2. Banking confidence and the control of what the banks will be prepared to lend
