I once bought a house. I planned a major renovation on it, to lift the roof and open it up to a beautiful outlook. I got a building inspection and pest inspection. The pest inspection came back saying there was no active termites or visible damage but visible signs of activity. I ignored that. When I did the renovation a critical beam hidden from the inspector was compromised, and the replacement cost along with the ripple effect into the renovation increased my costs by $25k.
