Where is the next hot suburb to buy in?

We often get buyers wanting us to tell them what suburb to buy in, where the next price rise will be. We tell them to buy where they can afford, and to go spend time in the suburb/s where the stock in their price range is, go to the playground and the cafes and walk the streets looking at gardens and talk to people. Buy where you can afford, where you would be happy to live and get us to do the negotiating. First home buyers drive gentrification. But we do have a few suggestions…
